What is Trevi Hills?

Trevi Hills is an 800 acre gated residential community and winery located just east of the City of San Diego in rural Lakeside.

How many homes will there be in Trevi Hills?

At build out there will be 250 homes.

How big are the house lots?

Lot sizes range from just under an acre to over 2.5 acres. The average size is about 1.1 acres.

Are there utilities to all the lots?

Yes. Each lot is serviced by public water and a private sewer system. Power and gas are provided by SDGE; telephone and CATV by Time Warner.

Tell me more about the water service.

Water service is provided by Lakeside Water District. Fresh water is stored in a 1.1 million gallon tank on the top of the ridge behind Vineyard Crest assuring great water pressure and plenty of water at all times.

Tell me more about the sewer system.

Trevi Hills is served by an underground sewage collection system which connects to the San Diego County Sanitation District mainline. Ownership of the system will transfer to the homeowners association at some point in the future.

Is there a homeowners association?

Yes. Each homeowner becomes a member of the Trevi Hills Homeowners Association. The Association is responsible for maintaining the common property – such as the entry gate and landscaping, the trails, the roads and the sewer system. The Association also conducts brush clearing, and habitat and stormwater management activities.

I’d like to review the Association documents.

The Association documents include the Conditions, Covenants & Restrictions (CCRs), Bylaws and Articles of Organization. They are available by Dropbox. Please ask your sales representative.

Has Trevi Hills been approved by the California Bureau of Real Estate?

Yes, the first phase has been issued a Final Public Report. However, we have recently submitted an amendment to the Public Report, so a revised Public Report will be forthcoming shortly. The current offering is offered subject to a Preliminary Public Report. The Public Report and Preliminary Public Report are available from your sales representative.

Are there design guidelines?

Yes. The intention of the Design Guidelines is to create a harmonious community and to maintain the highest property values. The theme of Trevi Hills is that of Tuscan wine country. All homes built by the Developer meet the intent of the Guidelines.

How long does it take to get to San Diego?

The airport is 35 minutes from the front gate. Qualcomm Stadium only about 20 minutes. Shopping in Santee or El Cajon is less than 15 minutes.

Tell me about the vineyards.

So far Trevi Hills Winery has planted approximately four acres of grapes. The vines started producing grapes in 2014, and two harvests have occurred.

What kind of grapes are growing?

We are growing Brunello, Primativo (Zinfandel) and Syrah – all red wines; and Sauvignon Blanc, a white wine grape.

Can I taste the wine?

The first vintage of our red wines are spectacular and will bottle in March, 2018, and be ready to pour by late April. We have just harvested our 2017 vintage and it was a bountiful harvest, and early tastings suggest a vintage even better than 2016. Come up to the Winery and visit us.

What about the winery?

Construction has commenced on our 3,000 square foot boutique winery and tasting room. We will be able to process all our grapes, and host wine tasting beginning this Fall. The patio has expansive views across Trevi Hills to the west – a great place to watch sunsets from.

What kind of homes are available?

Tuscan style villas ranging from just under 3,000 to nearly 4,000 square feet with large covered patios and folding doors creating wonderful indoor-outdoor living spaces.

Do you offer a warranty on your homes?

Of course. Every new home comes with a one year finishes, two year equipment and ten year structural warranty. In addition, all appliances, fixtures and equipment manufacturers’ warranties are assigned to the homebuyer. The structural warranty is guaranteed by 2-10 Homebuilders Warranty Corporation. Are there amenities other than the Winery?

Nearly 60% of the total land area of Trevi Hills is dedicated to habitat conservation and open space. A horse trail runs through the property, and several trails explore the open areas. Construction of a six acre park on a portion of Lot 113 is anticipated to begin in 2016 and be completed early in 2017. The nearby Barona resort offers several restaurants, a casino and entertainment.

Is there golf?

The championship golf course at Barona Resort is just three minutes up Wildcat Canyon, and is open for public play.

What are the property taxes?

Please refer to the Public Report.

Is there an emergency exit?

Yes, there are two. The first exits onto Muth Valley Road at the north side of the community; the second exits from the west side and descends directly to Moreno Avenue and Highway 67.

Is fire insurance available?

You will need to speak with your insurance broker. Current homeowners do have fire insurance. The project is subject to a fire protection plan approved by Lakeside Fire District which includes requirements for brush thinning and defensible zones around all structures. The onsite water storage tank provides plenty of water reserves and excellent water pressure to all fire hydrants.

Do you build custom homes?

We do not build custom homes. All homes are pre-designed to take maximum advantage of the lots which they are designed for and may best be described as semi-custom. We will consider modifications, but a buyer should expect extra costs for custom changes. There are a number of interior and exterior finish options.

How long until move-in?

Houses take about five months from start to move-in.

Where would my kids go to school?

Lakeside Union Elementary School District provides kindergarten through 8th grade. School choice is open, with the closest grammar school being Lakeview Elementary (grades 1-5). Grades 6-8 would attend Lakeside Middle School. El Capitan High School is part of the Grossmont Union High School District. River Valley Charter School (grades 7-12) is one of the highest rated charter schools in the country.
